September 3, 2024#1—West Chester is such a great area to live that taxes must be high and will be too expensive overall.
This is a common objection I hear when working with home buyers. Truth be told, due to large local businesses that subsidize taxes for the homeowners, taxes are the lowest in SEPA. This elevates desirability for homebuyers if explained properly AND overall makes the monthly payments much more affordable than anticipated!
#2—All of West Chester’s school boundaries are within Chester County.
Truth be told, there is a sliver of the southeast portion of West Chester school boundaries located in Delaware County. These homes are located in the Glen Mills mailing address of Thornbury Twp. Side note, if you are in West Chester schools and are located in Delaware County, you may find yourself in the lowest bracket regarding property taxes.
#3—The market is too competitive to buy a home in West Chester, so I’ll settle for somewhere different.
Why give up on your number one wish? Truth be told, the market is competitive everywhere. Unsolicited advice. Come up with a strategy, set your expectations, and then go for it! Words of wisdom when buying. Be patient and get comfortable with being uncomfortable. If you go into the home buying process with this mindset, you’ll find success!
