These are the buyers that want to walk to dining and nightlife. The borough is the perfect fit for this buyer. The demographic is typically (but not limited to) first-time buyers looking to enjoy the nightlife while they have fewer responsibilities and baby boomers (empty nesters) looking to get back to urban life after downsizing. They love a more manageable home in this phase of life.
2. Novelty of School Facilities
Many times the initial conversation is focused on the feed system with the newer school. For instance, in West Chester, many buyers prefer to be in the Rustin School feeder. The size, newness, and amenities of the campus are attractive and desirable. Also, Greystone Elementary is another new facility that has the same exact effect. This would obviously be geared toward those with elementary-aged children.
3. Proximity to Major Arteries
Certain pockets sprinkled throughout WCASD draw a crowd, all for a simple purpose. They allow you to be close to major arteries without feeling like you’re on top of a highway. Whoever designed this (which is above my pay grade) did a great job creating easy access while sprinkling in insulation from heavy traffic in key West Chester locations. Applegate, Westtown Chase, Cobblestones at Thornbury, Thornbury Hunt, Bow Tree, and the Village of Shannon are all communities that are at the top of the list when it comes to checking the boxes of communities insulated from noise but close to the highway.
