1. Transaction 1 (Mid-July 2024)

My seller received an offer at the asking price and countered 90K over the asking price, which the buyer accepted. (This is not a recommendation, but in this particular case, it worked.)

2. Transaction 2 (Mid-May 2024)

I represented buyers who made an amazing offer. We had an agreement with the seller around 8 p.m. on a Friday night, and we were just waiting on signatures. Then I got a call at 11 p.m. telling me another offer came in: “The sellers want to know if you’ll increase your bid an extra 15K.” It wound up working out, but it was an intense evening.

3. Transaction 3 (Early March 2024)

Sellers of mine received multiple offers and decided on one buyer with the best price and terms. Within 12 hours, the buyer backed out of the deal, but lucky for the seller, they went to a backup offer, explained the situation, said it’s yours if you care to move forward, and sellers won’t go back to any other buyers. The buyers increased their bid by 10k just to incentivize the seller and as a thank you not to go to any of the other backup buyers. Everyone was happy! All’s well that ends well.
